10 Reasons To List Your Timeshare For Sale With Us

What sets us apart from other timeshare resales companies? And why should you hire us instead of buying or selling a timeshare yourself?  First, please understand there are two very different types of resale companies online.  Some websites are nothing more than online classified ads. You pay a fee, oftentimes monthly, to list your timeshare for sale. No one advises you on the value of your timeshare, and your listing is often one of dozens, if not hundreds, of other listings.  If you are lucky enough to find an interested buyer, some websites have professionals to assist you with the transaction - for another fee.

That's not us. We are a traditional, full-service real estate brokerage firm, licensed and regulated by the California Bureau of Real Estate. We never charge upfront fees, and we only earn a commission when your timeshare is sold, and escrow is closed.  When you list your timeshare for sale with us, you can expect:

1.  We will advise you on the list price. based on our knowledge of the timeshare market.  We conduct a market analysis for several resorts each year.  We regularly review lists of closings for timeshares.  We query local assessor's offices to obtain historical sales prices.  And we have institutional knowledge of what other, similar timeshares have sold for. 

2.  We will market your listing on all major resales sites. We pay these upfront costs out of our own pocket.  Because it costs us time and money to list timeshares for sale, we only handle listings that we believe have a good likelihood of being sold.  We don't want to waste our time and money listing worthless timeshares, or good timeshares at unreasonably high prices.  That's another reason why you won't find hundreds of listings on our site.

3.  
We don't just upload listings and forget about them. Since we only get paid when your timeshare is sold, we act as a true brokerage in trying to make a market and bring buyers and sellers together. That means we pick up the phone and call potential buyers that might be interested in your listing. We email other timeshare brokers with our listings. We send our monthly newsletter out to hundreds of potential buyers. We evaluate your listing against other online listings. In short, we work to get your timeshare sold.

Our commission (20%) is lower than most of our competitors, and is much lower than the in-house rate for many agents handling resales on-site (which can be 40% or higher!)

We have personally visited or stayed at almost every timeshare resort in San Diego, Lake Tahoe, and Disneyland, so we have personal knowledge and unique insights of many California resorts.

We are proud members of the leading timeshare industry organizations, such as ARDA and the Licensed Timeshare Resales Brokers' Association. These associations are committed to protecting the integrity of the timeshare industry.

We handle all communications with buyers and buyers' agents.  You don't need to worry about fielding calls from people who aren't serious about buying your timeshare or, worse, are trying to scam you.

Whenever possible, we handle all paperwork and escrows ourselves.  All escrow funds are held in a real estate broker trust account at California Bank & Trust. You can be confident that your transaction will be handled efficiently and professionally.
