TimeshareU 301: Exchanging & Renting

Picture
In this article we focus on how you can exchange and rent your timeshare/membership to gain even more flexibility in ownership.

Congratulations!  You just purchased a timeshare or vacation club membership ("timeshare/membership").  You and your family spend the next several years enjoying the designated week/unit (for deeded timeshares) or resorts/seasons (for club memberships).  But after a few years, you start wanting to visit resorts in other parts of the country, or world.  Or perhaps a new life event hits, and you're unable to use your timeshare/membership in a certain year.  What do you do?

Exchanging.  When you're ready to explore other resorts besides what you already own, then it's time to start exchanging your timeshare/membership.  The largest exchange operators are RCI and Interval International.  When using an exchange operator, you exchange your timeshare/membership for the right to use someone else's timeshare/membership.  For instance, suppose you own Week 52 in Unit 204 at the beautiful Welk Resort in southern California, but you're interested in staying in the Lake Tahoe area for a week during the summer.  You can "deposit" your right to use Week 52 in Unit 204 during 2015 at the Welk Resort with Interval, and request a week at one of the Lake Tahoe resorts that are part of RCI's affiliation with nearly 4,500 resorts in over 100 countries.

Note that although you may request a week at a certain resort or region, there is no guarantee it will be available for you.  Successfully exchanging your timeshare/points takes practice, and depends on several factors, including the desirability of the timeshare/points that you're depositing, and the timing of both your deposit and request.

Renting.  Sometimes life gets in the way of your vacation, and you know you won't be able to use your timeshare/points this year.  Since you still have to pay the annual maintenance fee whether or not you will use your timeshare/points , what do you do?  It's actually fairly simple to rent your timeshare/points to someone, and some clubs even have brokers who specialize in brokering rentals.  (David's Vacation Rentals for Disney Vacation Clubs is one of the best.)  If you're not using a broker, you can post your rental on one of several sites, and find a free rental agreement to use online.  For vacation club members who know they will be unable to use their points, we recommend using your points to book a highly desirable week/property and then listing, as opposed to listing just your points.  It's usually much easier to find a renter for a highly desirable week/property.
